Work, save, buy land, and build starter homes

Our vision is that 90% of Americans will own a home by age 25. Half of the American population prefers walkable communities, and half population in walkable communities will be the future. High homeownership rate and more people walking will help to reduce crime rate and improve health.

A starter home is simpler, smaller, and cheaper. The cost of a home increases with increasing floor area and land cost. A starter home would be less than 1500 ft2, especially between 200 ft2 and 1000 ft2. Land (lot) size would need to be small for low prices, starting 1000 ft2 for a single home, especially when the unit price of land is high.

Our mission is to help Americans, starting from high school, work, save, buy land, and build starter homes and communities. 90% Americans want to be homeowners. That is our goal.

The chart illustrates how land cost, size of home, and building partition may impact the cost of a home.
A 1500 ft2 3 story home on a 1600 ft2 lot could cost $200k with $10/ft2 land.
A 1000 ft2 2 story home could cost $150k.
With only the ground floor 500 ft2 it could cost $90k.
Owning half of the 1000 ft2 2 story home would be $75k, either as a unit of a duplex, or as a space-assignment co-ownership with a tenants in common agreement.
If the 1000 ft2 2 story home is shared as a 200 and 800, the 200 may cost $40k while the 800 $110k.
In City of Houston: Single family residential shall mean the use of a lot with one building designed for and containing not more than two separate units with facilities for living, sleeping, cooking, and eating therein. 1600 ft2 is minimum average lot size (27 dwelling units per acre), while 1245 ft2 is minimum lot size (35 dwelling units per acre) "if rear or side vehicular access via alley, flag staff, shared driveway or PAE".

When looking for land to build starter homes, there should not be zoning or HOA or deed restrictions preventing small lot and home sizes.
